Transparency matters to us. Below you'll find answers to the most common questions about our pricing, what's included in your stay, how payments work, and why booking directly through our website gives you the best deal. If you have any questions not covered here, don't hesitate to get in touch.

How Does Pricing Work?

Our rates are seasonal, reflecting the natural rhythm of Budva's tourist calendar. Peak season (July–August) commands the highest rates, while the shoulder months (May–June, September–October) offer excellent value with fewer crowds and still-warm weather. Off-season rates (November–April) are the most affordable. Exact nightly rates are shown in real time on each apartment's page when you select your dates.

Minimum stays apply during peak season — typically 5 nights in July and August, and 3 nights during the rest of the summer. Outside of summer, we are happy to accommodate shorter stays of 2 nights or more.

What's Included in the Price?

Every booking includes everything you need for a comfortable stay at no extra cost:

High-speed WiFi throughout the apartment. All utilities including electricity, water, and gas. Fresh towels and bed linens provided at check-in, with mid-stay replacement available for stays of 7 nights or more. Professional cleaning before your arrival and after checkout. Air conditioning in all rooms. Kitchen essentials including cookware, dishes, cutlery, coffee maker, and basic condiments (oil, salt, pepper, coffee, tea).

Are There Extra Guest Fees?

Our listed prices are based on the standard occupancy for each apartment. If you need to add extra guests beyond the base occupancy, an additional fee of €10–15 per person per night applies, depending on the apartment and season. Maximum occupancy limits are strict for comfort and safety — see each apartment's page for details.

Payment Methods

We accept bank transfer (SEPA/international wire) and cash on arrival. Bank transfer is preferred for the deposit payment, as it provides a clear record for both parties. We do not process credit card payments directly, which means there are no credit card processing fees added to your booking — one more reason why direct booking saves you money.

Security Deposit

A refundable security deposit of €100–200 is collected at check-in, depending on the apartment. The Seaview Grand Apartment has a €200 deposit; the Cozy Seaside and Luxury Seaside apartments have a €100 deposit each. The deposit is returned in full at checkout after a brief inspection of the apartment. In our experience, deposits are almost always returned in full — we only withhold in cases of actual damage beyond normal wear and tear.

When Do I Pay?

Payment is split into two parts for your convenience. 50% of the total stay cost is due within 3 days of booking confirmation to secure your reservation. The remaining 50% is due on arrival, along with the security deposit. For bookings made less than 14 days before check-in, the full amount is due at the time of booking.

Why Is Direct Booking Cheaper?

When you book through Airbnb or Booking.com, those platforms charge a service fee of 15–20% on top of our base rate — and that's before any cleaning fees or other surcharges. When you book directly with us, there are no middleman fees. We pass those savings directly to you, which typically means our direct prices are 15–20% lower than what you'd pay on any booking platform, for the exact same apartment and the exact same service.

Tourist Tax

Montenegro charges a tourist tax of €1 per person per night, which is collected locally and is not included in our apartment rates. This is a government-mandated charge that applies to all accommodation in Montenegro, regardless of whether you book through us or through a platform. The tourist tax is paid in cash at check-in.

Discounts

Extended stays (7+ nights) — Stays of seven nights or more automatically receive a discount, typically 5–10% depending on the season and apartment. The discounted rate is shown when you select your dates on the apartment page.

Returning guests — We value loyalty. If you've stayed with us before, let us know when booking and we'll apply a returning guest discount. We keep records of all previous guests and are always happy to welcome you back at a preferential rate.
