Policy

We want you to book with confidence. Our cancellation policy is designed to be fair and transparent, giving you flexibility while allowing us to manage our apartments effectively. All cancellation terms below apply to direct bookings made through our website. Bookings made through Airbnb or Booking.com are subject to the cancellation policy displayed on those platforms at the time of booking.

Free Cancellation — 14+ Days Before Check-in

If you cancel your reservation 14 or more days before your scheduled check-in date, you will receive a full refund of any amount paid. No questions asked. We understand that plans change, and we want to make the process as simple as possible. Simply contact us by email or phone, and we'll process your cancellation immediately.

Late Cancellation — 7 to 14 Days Before Check-in

If you cancel between 7 and 14 days before check-in, you will receive a 50% refund of the total booking amount. At this point, it becomes difficult for us to re-book the apartment for those dates, so a partial charge helps offset the lost revenue. We appreciate your understanding.

Non-refundable — Less Than 7 Days

Cancellations made less than 7 days before check-in are non-refundable. Within this window, the likelihood of finding replacement guests is very low, particularly in the shoulder season. If you need to cancel within this period, please still let us know as soon as possible — in rare cases, if we are able to re-book the dates, we may offer a partial refund or credit toward a future stay at our discretion.

Booking Modifications

Need to change your dates rather than cancel entirely? We offer free date changes subject to availability, as long as you notify us at least 7 days before your original check-in date. Date changes within 7 days of check-in may be accommodated depending on availability but cannot be guaranteed. If your modified stay is shorter than the original, the difference will be refunded according to the cancellation tiers above. If your new dates result in a higher total, the balance will be due before check-in.

Force Majeure

In the event of extraordinary circumstances beyond your control, we will provide a full refund regardless of the cancellation timeline. Force majeure circumstances include:

Government travel bans or restrictions — If your home country or Montenegro imposes travel bans, mandatory quarantine requirements, or border closures that prevent you from travelling.

Natural disasters — Earthquakes, severe flooding, or other natural events that make travel to Budva unsafe or impossible.

Other extraordinary events — Military conflict, pandemic-related lockdowns, or airline-wide cancellations affecting your route. Each situation is assessed individually, and we aim to find a fair solution for both parties.

How Refunds Are Processed

All refunds are issued using the same payment method you used to make your booking. If you paid by bank transfer, the refund will be sent to the same account. If you paid in cash on arrival and are eligible for a refund on a future cancelled portion, we will arrange a bank transfer to your preferred account.

Refunds are typically processed within 5 to 10 business days from the date we confirm your cancellation. Bank processing times may add an additional 1–3 days depending on your bank and country. You will receive an email confirmation once your refund has been initiated.

Special Circumstances

We believe in treating our guests fairly. If you have an unusual situation — a medical emergency, a family matter, or anything else that falls outside the standard policy — please reach out to us directly.
