Rules
Our house rules are simple and designed to ensure a pleasant experience for you and our neighbours. We keep things relaxed — these are holiday apartments, after all — but we do ask that all guests follow these guidelines during their stay.
Check-in & Check-out
Check-in time is 2:00 PM and check-out time is 10:00 AM. We do our best to be flexible when the schedule allows — if the apartment is not occupied before or after your stay, we are usually happy to accommodate early check-in or late check-out at no extra charge. Just let us know in advance and we'll confirm what's possible.
Key Handover
We meet you at the apartment in person to hand over the keys, give you a quick tour, and make sure everything is to your liking. Just let us know your estimated arrival time and we'll be there to welcome you. If your plans change or you're running late, no worries — just send us a message and we'll adjust.
Smoking
Smoking is not permitted inside the apartments. This is a strict rule to maintain air quality and cleanliness for all guests. Smoking is welcome on balconies and terraces — ashtrays are provided. If evidence of indoor smoking is found during your stay or at checkout, a deep cleaning fee of €100 will be deducted from the security deposit.
Quiet Hours
Please observe quiet hours between 11:00 PM and 8:00 AM. Our apartments are in a residential building, and our neighbours appreciate a peaceful night's rest. Normal conversation and movement are perfectly fine — we simply ask that you avoid loud music, shouting, or other excessive noise during these hours. Budva has excellent nightlife if you're looking for a late night out — the Old Town bars and clubs are just a short walk away.
No Parties or Events
The apartments are for residential use only. Parties, gatherings, and events are not permitted. This includes inviting visitors who are not listed on the booking. If you'd like to have a friend visit during the day, that's fine — but overnight guests must be registered at the time of booking. This rule exists to protect the building's community and to comply with local tourism regulations.
Maximum Occupancy
Each apartment has a maximum guest limit based on its size and layout. Seaview Grand Apartment accommodates up to 6 guests. Cozy Seaside Apartment and Park View Apartment each accommodate up to 4 guests. These limits are strict and must not be exceeded. All guests staying overnight must be registered on the booking for insurance and legal purposes.
Pets
Unfortunately, pets are not allowed in any of our apartments. This policy is in place to maintain a hypoallergenic environment for all guests and to comply with building regulations.
Parking
We have garage parking available at the building. During peak summer months, parking spaces are limited and must be requested in advance — let us know when booking if you'll need a spot and we'll do our best to arrange it. Free street parking is also available near the apartments within a short walk. We provide detailed parking instructions with your check-in information.
Garbage Disposal
Please dispose of household waste in the designated bins located at the building entrance or on the street corner nearest to your apartment. We ask that you take your rubbish out regularly rather than allowing it to accumulate in the apartment, particularly in summer when warm temperatures can cause odours.
Air Conditioning
All apartments have split-system air conditioning in the living area and bedrooms. For efficient operation and to avoid unnecessary energy consumption, please keep windows and balcony doors closed while the AC is running. We recommend setting the temperature to 23–25°C for comfortable cooling. Please turn off the AC when leaving the apartment for extended periods.
Respect for Neighbours
Our apartments are located in residential buildings with permanent residents. We ask that you treat the building and its residents with the same courtesy you would expect in your own home. Please keep common areas (hallways, stairwells, entrance) clean and tidy, and avoid blocking shared spaces with luggage or personal items. A friendly "dobar dan" (good day) goes a long way with the neighbours.
Lost Keys
If you lose or damage the apartment keys, a replacement fee of €50 will apply. This covers the cost of replacing the lock cylinder and cutting new keys to maintain security for future guests. Please keep your keys in a safe place and return them to the lockbox at checkout. If you lock yourself out, contact us and we will arrange access as quickly as possible at no charge.
